1. Introduction
Welcome to Otter Tarn – 5 Star Lakeland Experience (“we”, “us”, “our”). These Terms & Conditions (“Terms”) govern all bookings, stays, and services provided by Otter Tarn, Mungeon Farm Estate, Backbarrow, Cumbria LA12 8EY, United Kingdom. By booking accommodation or using our services, you agree to be bound by these Terms.
Please read these Terms carefully before making a reservation. If you do not agree with any part of these Terms, please contact us before booking.
2. Definitions
“Accommodation” means the holiday lodges, Mungeon Barn, and other self-catering properties offered by Otter Tarn.
“Guest” means the person who makes the booking and all members of their party.
“Booking” means the reservation of Accommodation made via this website, email, telephone, or third-party agent.
“Arrival Date” and “Departure Date” mean the dates specified on the Booking confirmation.
3. Reservations & Confirmation
3.1 All Bookings must be confirmed by payment of the required deposit or full payment as communicated at the time of booking.
3.2 A Booking is only confirmed once we have issued a written Booking confirmation (email or letter) to the Guest.
3.3 By making a reservation, the Guest confirms they are acting with the authority of all members of the party and accept these Terms on their behalf.
4. Payment & Charges
4.1 Rates quoted are in GBP (£) and include applicable taxes unless otherwise stated.
4.2 Payment requests may include a deposit upon booking, and the balance becomes due by the date specified in your Booking confirmation.
4.3 If payment is not received by the due date, we reserve the right to cancel your Booking and retain the deposit.
5. Cancellation Policy
5.1 Cancellations must be made in writing (email acceptable).
5.2 Cancellation charges may apply depending on the timing of cancellation relative to the Arrival Date. Specific charges (e.g., percentage of total booking cost) will be outlined in your Booking confirmation.
5.3 Failure to arrive on the scheduled Arrival Date (“No-Show”) may result in retention of all or part of the booking amount, as outlined in your confirmation.
6. Check-In & Check-Out
6.1 Check-in and check-out times will be set out in your Booking confirmation.
6.2 Early check-in or late check-out may be available by prior arrangement and may incur an additional charge.
6.3 Guests are responsible for vacating the property and returning all keys/access codes by the agreed check-out time.
7. Guest Responsibilities
7.1 Guests agree to keep the Accommodation in good condition and to behave responsibly throughout their stay.
7.2 Damages beyond normal wear and tear may result in additional charges.
7.3 Guests must comply with all safety instructions, house rules and local regulations during their stay.
7.4 Otter Tarn accepts no liability for the theft, loss, or damage of personal property belonging to Guests.
8. Liability & Insurance
8.1 To the fullest extent permitted by law, Otter Tarn’s liability in connection with any loss or damage to personal belongings, injury, or other claims arising from Guests’ use of the Accommodation and facilities is limited.
8.2 Guests are strongly advised to obtain appropriate travel insurance covering cancellation, personal injury, and loss or damage to personal property.
9. Third-Party Bookings
9.1 Bookings made via third-party websites (e.g., Booking Agents or OTAs) are subject to that third party’s terms in addition to these Terms.
9.2 We do not accept responsibility for errors made by third-party booking platforms.
10. Website Use
10.1 Use of this website and any content on it is governed by our Website Terms of Use.
10.2 We may update or change these Terms at any time without prior notice. The version published on the website at the time of booking shall apply.
11. Governing Law
These Terms shall be governed by and interpreted in accordance with the laws of England and Wales. Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
